What is a Full Home Inspection?
 
A full home inspection is a comprehensive, top-to-bottom evaluation of a property's condition.

This is the most thorough inspection we offer and is ideal for:

  • Home buyers before closing

  • Sellers who want to know their home's condition before listing

  • Homeowners who want peace of mind


Inspection includes (unless otherwise noted in report) includes:

  • Roof and chimney

  • Electrical systems

  • Plumbing

  • HVAC & heating

  • Foundation and structure

  • Attic and insulation

  • Bathrooms and kitchen

  • Garage (attached to home)

  • Water heater

  • Basement

  • Exterior and grading
     

After the inspection you receive a detailed written report with photos, findings, and recommendations — explained clearly so you can make confident decisions.
 
What is a "Walk-Through" Inspection?
 
A walkthrough inspection is a focused visual assessment — ideal when you need a quicker evaluation of a property's overall condition without the full top-to-bottom report.

Best suited for: 

  • Home buyers that want to know status of the home's condition but are not planning to use the results for the purpose of negotiating with sellers

  • Sellers who want to know their home's condition before listing

  • Investors evaluating a potential purchase

  • Homeowners who want peace of mind


After the inspection you will NOT receive a detailed written report with photos, findings, and recommendations, but rather a verbal summary of the findings.

What is a Rental Inspection?
 
Baltimore County law requires rental properties to be inspected every three years to maintain a valid rental license. Prospec Maryland Inspections conducts these inspections for both property managers and tenants.  A rental inspection is a limited inspection based on Baltimore County regulations for rental properties. 

This applies to landlords and property managers and includes:
